Screening criteria

We review complete applications in the order we receive them. The first applicant who meets all of these is offered an open space.

• Income. Household income of at least $1,425 a month, 3 times the rent. Every lawful, verifiable source counts, including Social Security, disability, pensions and child support. With a rent subsidy, only your share of the rent counts.
• Rental and utility debt. No unpaid balance owed to a past landlord or utility company in the last 3 years. Debts that are paid off or on a payment plan are fine. There is no minimum credit score.
• Evictions. No eviction judgment against you in the last 3 years. Cases that were dismissed or decided in your favor don't count.
• Criminal history. Only for applicants who meet everything else, we consider convictions from the last 7 years for crimes that threaten residents' safety or property. We never consider arrests without a conviction, or sealed, dismissed or juvenile records. We look at each case individually, and you can tell us about the circumstances before we decide.
• Your rig. 2005 or newer, up to 33 feet long.
• ID. A valid government-issued photo ID.

COVID-19 rental debt from March 2020 through September 2021 is never held against you. With a housing voucher or other rent subsidy, you can show other proof that you'll pay your share instead of your credit history. If a space fills before we review your application, we refund your screening fee within 7 days or, if you prefer, apply it to another open space. Need an accommodation for a disability?
